Project Description

£200m mixed-use scheme featuring a 4* hotel, office space, 27-storey residential units and a car park. The project is a joint venture between developer Property Alliance Group and Starwood Capital Group. The original scheme, prior to the JV, proposed a significant demolition however the current scheme has been re-designed to retain the hotel and the office buildings for refurbishment and new extensions instead.

DFC works with the client to enable a challenging retention and refurbishment scheme, that saved significant embodied carbon allowing for sustainable regeneration. Building re-use is often a challenge for fire safety engineers as recent standards are higher than those required at time of original construction. The plans will minimise waste and production of new materials, approximate 54 per cent of the ‘embodied carbon’ in the building can be saved.
